Energy Certificate in Spain - New Legislation

After extensive research, it turned out that no less than 80% of the real estate in Spain does not currently meet the strict climate requirements of the European Union and has an energy label that is lower than class E. In March 2023, the European Commission approved this new legislation, whereby energy labels are allocated on a scale from A to G. The ultimate goal is ambitious: by 2050 all homes in European member states must be completely emission -free. As a first step, the legislation focuses on sharpening the energy performance of buildings. From 2030 all buildings must have an energy label E, and then residential buildings must at least meet class D by 2033. Class F and G are completely excluded.

These changes have direct consequences for property owners and aspiring buyers in Spain. By 2033 all homes, houses and apartments that are rented or sold in Spain must have at least an energy certificate of class D, or lower. Failure to meet these requirements does not necessarily mean that the building is demolished, but it implies that significant renovation works, often accompanied by high investment costs, must be carried out to meet the new standards. This includes applying or improving insulation, installing double glazing, placing heat pumps and integrating solar panels.
