Foreigners good for a fifth of total home purchases in Spain

According to the quarterly figures on home purchases in Spain, fewer homes were sold with a total of 140,160 homes, divided into 114,978 existing and 25,182 new-build homes.

In 84.6% of cases, homes were purchased by Spanish buyers, but the percentage of foreign home buyers rose to 15.4%.

In the first half of 2023, foreigners accounted for 21% of all home purchases in Spain.

Foreigners purchased approximately 21,580 homes in the third quarter. The British were the largest group of foreigners with 10%, followed by the Germans with 7%, French with 6.7%, Belgians with 5.4%, Moroccans with 5.3%, Italians with 5%, Dutch with 4.8% and Romanians with 4.7%.

In absolute terms, the British purchased the most homes (2,137), followed by the Germans (1,482), French (1,420), Belgians (1,131), Moroccans (1,124), Italians (1,084), Dutch (1,015) and Romanians (1,011). ).

According to data from the Registradores de España, the Dutch made a total of 3,122 home purchases in the first (1,077), second (1,030) and third (1,015) quarters. In the case of Belgians in the first (1,214), second (1,138) and third (1,131) quarters, this concerns 3,483 home purchases so far this year in Spain.

The Balearic Islands, the Valencia region, the Canary Islands, the Murcia region, Catalonia and Andalusia are the autonomous regions where the highest percentage of purchases by foreigners was made in the third quarter. The Balearic Islands had the highest percentage, with 31.7%. The Valencia region followed with 29.5%, followed by the Canary Islands with 28.2%. The region of Murcia had a rate of 24.8%, Catalonia 16.4% and Andalusia 15.9%.

Alicante (Costa Blanca), Santa Cruz de Tenerife (mainly Tenerife), Málaga (Costa del Sol), the Balearic Islands (Mallorca, Menorca, Ibiza and Formentera), Girona (Costa Brava), Murcia and Las Palmas (Gran Canaria) are the provinces where the highest percentage of home purchases by foreigners was made in the third quarter.
